A new concept

If you have ever brought a home, brought property and built, or maybe looked into any variation of the aforementioned you will have some education on how the process works. The languaging, the steps, values and what is required to fund a possibly once in a lifetime investment.

Creating a Village is not a commercial development. It is not a case of the buyers turning up to the open home and the highest bidder wins. Creating a Village requires a group of people to come together with a vision of how they want to live, figure out how to agree, research and design the many aspects: physical, legal, financial, relational and bring the vision into life.

So many enquirerers would like the Village to be an easy next step; affordable and accessible. It is understandable in this day and age. This Village to the best of our knowledge is the first in NZ of its kind. As a pilot we are not in a position to shoulder financial risks and so have kept the purchase of the land and development which is the buy in cost, as a freehold purchase, that means that you need to be in a position to buy in without a mortgage.

If you are in a position where you would like a Village that is a rent to buy or mortgage based model, you are more than welcome to copy our design and concept and work out a way that works for your needs. I am sure we will have a lot of experience to pass on to future Village developers and many people to send in your direction that have passed our way.

Questions about the design of the Village

  • CAN I PUT IN A SEPTIC TANK AT MY OWN EXPENSE?

RLC has recently upgraded the Sewerage system of some of our Lake settlements due to the prevalence of E Coli in the outer Lakes. Rotorua is situated in a Caldera and the land surrounding our Lakes are a honeycomb of natural springs and spring fed streams. The catchment is considered a water sensitive area. As our venture is challenging the normal development models by being higher than zoned density and off grid, Council and our future neighbours will want to know how we are dealing with our black, grey and storm water.

The Incinerating toilet is the safest way of dealing with Human waste in our water sensitive area. It is waterless, compact and easy to deal with and so is the loo of choice at this stage.

  • I HAVE A DOG, CAN I LIVE IN THE VILLAGE?

As we are yet to form our group, we have not had that discussion. Something to consider as a dog owner, is how much impact will your dog have on the village… if it is minor - just a sneaky lick or a who is there woof every now and then, there is minimal issue. It’s an example of the shoe on the other foot theory… how would you feel if it was happening to you?

Questions about buying into the Village

  • WHAT IS THE COST?

Until a feasibility study is done and land is found an idea of a cost is really just plucked from the air. It won’t be until the Village is mostly complete that the actual cost per site is set. However a feasibility study professionally done based on our Resource Consent plan and consultants designs will give us a budget to work with some confidence.

  • IS THERE A RENT TO BUY?

No there is not. The aim is that every 3 households will shoulder a rental property. We aim to have 12 residential and 4 rental properties. The rentals will help pay for the upkeep of the Village’s shared resources and provide a home to those that are unable to afford to buy in a place to stay.
